New construction of affordable housing for veterans

Description

This development is a new construction of 7 fully accessible, affordable units in Mill Creek/Parkside neighborhood of West Philadelphia. The units are targeted for veterans–veterans referred for housing will have a presenting physical disability or mental health diagnosis. All units will be accessible, and the project incorporates universal design standards to create spaces which are usable to the greatest extent possible by all persons, regardless of their age, physical or mental abilities. This development is designed to blend with the surrounding community as much as possible to aid its residents in developing independent living skills.

 

Westminster Apartments are green homes and are built to LEED© for Homes standards.

 

LEED©-Certified homes are:

  • Built to be energy-efficient, ensuring that the home can be comfortably heated and cooled with minimal energy usage
  • Individually designed and tested to minimize envelope and ductwork leakage
  • Designed to minimize indoor and outdoor water usage
  • Predicted to use an estimated 30 to 40% less energy than a comparable home that are not LEED-Certified.
  • Energy Star performing windows to reduce heat loss and gain
  • Energy efficiency is improved by using programmable thermostats allowing heat and AC to be used more appropriately around your schedule and comfort while controlling energy usage
  • LEED©-certified homes are also healthier for occupants because they must have state of the art ventilation, high efficiency air filters, use of low VOC materials and other measures to reinforce good indoor air quality leading to better health for occupant.
  • Energy Star appliances, light fixtures and HVAC equipment used to reduce energy use resulting in lower PECO bills.

In addition, a variety of neighborhood amenities are located within easy walking distance of the site, such as grocery stores and/or markets, banks, dry cleaners, pharmacies, hair salons and clothing stores. Additionally, thirty places of worship, two health centers, one mental health provider, five social service agencies and 18 schools are located within a half mile of the site. Pennsylvania Presbyterian Medical Center is located a half mile from the site. The Hospital of the University of Pennsylvania is located near the site as is Children’s Hospital of Pennsylvania. Two major Philadelphia bus lines (Bus 43 and 64) run within a quarter mile of the site, and the trolley line (Trolley 10) is located just 0.2 miles away connecting to other transportation modes at 30th Street Station in Center City, providing easy access to the Greater Philadelphia area.
