Description
The Lewis is a new senior (age 62+) community nestled in the center of the rapidly developing Town Square at Suitland Federal Center. This six-story building is part of a future vibrant pedestrian-oriented neighborhood created through the Towne Square at Suitland Federal Center redevelopment, an initiative of the Prince Georges County Redevelopment Authority that includes townhouses, retail and residential development.
The Lewis features sleek kitchens with brand-new, stainless-steel Energy Star appliances and granite countertops, with an open concept living space. Residents will enjoy a rooftop terrace, yoga room, fitness center, party room and club room. Laundry rooms are located on each floor, and some floorplans have an in-unit washer/dryer. The building is energy efficient which results in healthy homes with low utility costs.
The Lewis Apartments is named in honor of John Lewis, the late civil rights activist and long-time congressman.
In partnership, Mission First Housing Group, The Henson Development Company, and the L.A. Bolden Company responded to the Prince George’s County Redevelopment Authority (RDA) RFP 2016-6 in August of 2016 and were selected to develop the building.
The Lewis Apartments provides affordable housing for seniors with 72 apartments at 50% AMI rents, 45 apartments at 60% AMI rents, 16 apartments at 80% AMI rents, and 4 apartments that are unrestricted or market rate.
This project was financed through a combination of 4% Federal Low Income Housing Tax Credits (LIHTCs) with R4 Capital as the investor, tax exempt bonds issued by the State of Maryland Community Development Administration (MD CDA), a Fulton Bank construction loan, a Freddie Mac Tax Exempt Loan in the permanent phase serviced by Berkadia, MD CDA Rental Housing Works loans and a Prince George’s County HOME loan. Total project development cost for The Lewis Apartments was $33 million.
