Description
Mission First, in partnership with St. Anne’s Episcopal Church, developed a 76-unit four story senior housing apartment building located at 25104 Road in Damascus, Montgomery County, Maryland. The site is adjacent to St. Anne’s Episcopal Church.
Cain Commons is a four-story building of approximately 73,000 square feet containing seventy-six (76) units including a mix of one bedroom (66) and two bedroom (10) units targeting seniors earning 30%-70% of Area Median Income.
The building design complements the adjacent church building, site conditions, and general landscape. The building has wood frame construction, and the exterior includes masonry veneer and fiber cement siding panels with high performance TPO roofing. The building complies with National Green Building Standards.
The development program supports aging-in-place. Community areas available to all residents includes a lobby, community and sitting room, fitness room, library/meeting room, bike storage, and property management office suite.
Financing
The project was financed through a combination of 4% Federal Low Income Housing Tax Credits, tax exempt financing issued by the State of Maryland Community Development Administration, a HOME loan from Montgomery County Department of Housing and Community Affairs, and Rental Housing Works funding from the State of Maryland.
