Description

This abandoned lot was considered an urban Brownfield and required a great deal of remediation before work could begin. A neighborhood eyesore, the location was central to the revitalization momentum of the surrounding Lancaster Avenue corridor.

 

Mission First Housing Group agreed to develop this project as a part of the U.S. Department of Energy’s Pilot Program for Green Building and worked closely with Enterprise Green Communities to ensure that the building met the Green Communities Criteria. The 41,956 square foot building provides 48 affordable one-bedroom units, a computer lab, community room with case management office and a laundry room. At the rear of the property, green space and a parking lot add to the beauty and convenience of Powelton Heights.  In addition, 48 rental subsidies from the Philadelphia Housing Authority keep the development affordable for low income individuals.

 

Powelton Heights was financed through low income housing tax credit equity, a HUD Supported Housing Program grant, an Affordable Housing Program grant from the Federal Home Loan Bank of Pittsburgh and City of Philadelphia HOME funds.
