Description

Fells Point Station, which includes a former police station built in the 1920s, is located at 1621 Bank Street in Upper Fells Point, Baltimore’s oldest waterfront neighborhood. Although major development is underway in the surrounding neighborhoods, this project will be the first new construction in Upper Fells Point in over 50 years. This mixed use, mixed-income project includes the rehabilitation of the historic police station, with new construction of a four-story wood framed addition with a brick façade to complement the existing structure. Mission First partnered with The Henson Development Company to complete this historic adaptive reuse project.

 

The building provides 47 apartment units above a concrete podium with retail space and covered parking at grade. Amenities include a lobby, high speed internet access, and an exercise room. An elevated courtyard provides outdoor common space and is also a green roof structure  over the enclosed parking.

 

The project was awarded a 9% Low Income Housing Tax Credit allocation and Rental Housing Production Program loan funds from Maryland’s Department of Housing and Community Development. Additional financing sources include historic tax credit equity and HOME funds from the City of Baltimore’s Department of Housing. Hudson Housing Capital was the tax credit syndicator and Capital One provided construction and permanent financing. The mixed income development will provide housing for individuals and families in a wide range of income levels.
